<p>Cascadia Pacific Realty is pleased to offer this world class heli-ski operation for sale. Silvertip Lodge is situated at the east end of Quesnel Lake between Bowron Lake Provincial Park and Wells Gray Provincial Park in the Cariboo mountains.</p>
<p>The main lodge was constructed in 1967 to the highest European standards as a sport fishing and hunting facility catering to the European markets. The lodge was acquired by the current owner in 2000 who implemented many improvements and additions throughout their ownership. Although capable of larger groups the lodge limits the skiing group to 10 guests.</p>
<p>The ski tenure in the Cariboo mountains covers some 1,444 square kilometres with elevations between 3100 ft to over 8500 feet and over 125 ski runs. The lodge is at an elevation of 2,400 feet. Annual snowfall can exceed 60 feet in the tenure area.</p>
<p>The main lodge has six ensuite guestrooms on the second floor, two ensuite guest suites on a third level and other guests are accommodated in adjoining cottages to the main lodge. The main floor of the lodge includes entry vestibule, living room, dining room, bar/lounge, office, washrooms, drying room, laundry and commercial kitchen.</p>
<p>Although Silvertip is presently operating as a heli-ski facility the potential exists to greatly expand the operating season to accommodate sport- fishing, and hiking and numerous other eco-adventures.Â</p>
<p>Airports at Williams Lake and 108 Mile are the main access terminals to Silvertip lodge, air travel is approximately 40 minutes</p>

<p>This collection of historic Chilcotin ranches is more than a ranch it is an ecological wilderness paradise put together by an avid fisherman and lover of BC’s outdoors. The cattle ranch is a major component of the operation with a total of 3,596 acres of deeded land in 26 titles and 1,819 acres of leased land. The range permit is for 2,114 AUMs for 425 cattle, typically cattle are turned out on the Crown Range mid May and return in mid October, riding is required to move cattle around on the range and during round up. The herd is predominantly Angus.</p>
<p>The ranch is operated under organic principles, the cattle are grass fed, no pesticides or herbicides are used in the hay fields and no growth inducing chemicals are used with the cattle.</p>
<p>The ranch is improved with numerous homes, barns, corrals, riding ring, and outbuildings. Portions of the ranch front on Anahim Lake and the world famous Dean River weaves a path throughout many of the properties with breathtaking meadows enveloping the landscape. It is a true wildlife experience with some of the best trout fishing in the world.</p>
<p>The Dean River Valley between Anahim Peak to the west and the Ilgachuz and Itcha Ranges to the east is one of the great valleys of the Chilcotin. It is a wildlife paradise with moose, cariboo, wolves and bears ducks, geese, swans, pelicans and upland birds.</p>
<p>Dean River Ranches encourages the natural environment to sustain the evolution of wildlife including the wolf and bear population. The encouragement of wildlife diversification on the waterways is maintained with three Ducks Unlimited projects ongoing.</p>
<p>Another major focus has been the replacement of barbed wire fencing with wood rail fences to protect the wildlife. The ranch has averaged construction of about 10 miles of fencing a year for the last 3 years and will do another 10 miles this year. This natural fencing enhances waterfowl habitat and nesting and the protection of such havens of water benefits the surrounding land in many ways. Keeping moisture in the ground as much as possible is key in drought prevention. In return for a place to safely nest in the reeds, the birds work wonders in the area of insect control and fill the valley with their beautiful songs, enhancing the lives of all.</p>
<p>The Limited Partnership ownership structure has been very carefully planned and could give significant financial benefits under corporate ownership.
